This simple chart helps me monitor subtle shifts in the local housing market. All data taken from the Multiple Listing Servicefor Fort Myers Beach only. The report has additional statistics which are not included here. For a more detailed explanation call me direct and I will provide whatever is available: 239 699-7128. This dataset for 2005 would show a more " balanced " market reflecting an ascending/sellers' market. Today, inventory levels ( listings ) suggest that the market is " crabbing " sideways. Therefore, days on market ( DOM ) should lengthen, prices should reflect actual appraisal values and buyers should expect increased value for dollars spent. In short, this is an excellent time to be a buyer!
